My friend Dave walks around the neighborhood most mornings. He isn’t an agent but works on websites almost exclusively in the industry. He made some observations about the new KB new homes development here in Murrieta vs. the resale market. Values differ for different people and new homes have their own intrinsic value, but there are some bargains to be had right around the corner in many areas where new homes are being built.

KB homes in Murrieta – Grand Opening This Weekend

KB homes launches their Crown Valley project grand opening this weekend, April 30, 2011.

Two communities are opening simultaneously: Fox Hollow featuring 8 floorplans each in three variations, Spanish, Craftsman and French square footage of these homes will range from 1551 ft.² to 3380 ft.² the smallest floorplan comes with four bedrooms and two baths while the largest will have five bedrooms, up to four baths and a two-car garage.

Some models will be available exclusively in the Twinbrook development one of these models, the plan 2905 features up to six bedrooms, up to three bathrooms and a three car garage.

All the KB homes are based on KB’s “built to order” program which allows for personalized enhancements and upgrades available from KB homes. About 150 new homes will be built in the development the first of which will be available in August. Further questions about this development and its potential impact on prices for home sellers in Murrieta can be addressed one-on-one.

This weekend, KB Homes opened their newest communities in Murrieta: Fox Hollow at Crown Valley, and Twinbrook at Crown Valley. These new communities are located next to the established community of Parkside built by Capital Pacific Homes.

Fox Hollow will include 5 single story floorplans ranging in size from 1558 sq. ft. – 2597 sq. ft.
Twinbrook will include 3 two story floorplans ranging in size from 2595 sq ft – 3380 sq ft. All homes will be on approximately 7000 sq ft lots.

Construction on the models for these homes will begin soon.

In an unofficial survey conducted on FaceBook I asked the following question:
